Quick answer
Choose based on the employee’s daily routine, not just the apartment category. Confirm the layout, equipment, commute, total price and arrangements for extending or ending the stay.
Define how the property will be used
An employee at a client site all day has different needs from someone partly working at the accommodation. Ask when they will use it, whether they need a desk and how they commute.
One person may value privacy more than an extra bedroom; two colleagues may need separate rooms. The largest or most expensive option is not automatically best. Define the essential conditions first.
Judge location by actual journeys
Check the work route, public transport or parking and everyday services. Include every workplace if a project uses several sites. A central location is not always the most practical.
For cars, confirm parking, access and vehicle suitability. For public transport, check working hours. This is more useful than a general claim of good transport connections.
Check equipment against daily tasks
“Furnished” does not establish whether cookware, linen, laundry or a suitable work surface are provided. Ask for an inventory. If internet matters for work, check the connection and what happens during a fault.
Longer stays need storage and routines. Check cooking, clothing storage and drying laundry. Specify cleaning and linen changes as part of the offer where included. Confirm separate rooms or beds, a desk and chair, kitchen, laundry, internet and parking.
Match terms to the project duration
State the start and expected duration. If departure is unknown, agree how and when an extension is confirmed. An extension option does not guarantee indefinite availability.
Before confirming, establish the contracting party, documents and process for changes. A short-stay tariff and a longer residential lease may have different legal and tax treatment. Assess the actual agreement.
Connect the business process with the resident experience
Accounting needs clear amounts and documents; employees need a working space and a contact for everyday problems. Define both communication routes before arrival so a fault does not get stuck with someone who only handles invoices.
Record condition and keys, check open issues after move-in and coordinate departure, inspection and settlement. A good business rental is a clearly defined agreement that works in practice.
Frequently asked questions
Does business rental always mean a whole apartment?
No. The search term describes the business purpose. Define the extent of use and legal relationship in the offer and agreement.
What should we check in a furnished apartment?
The actual inventory, layout, internet, kitchen, laundry, parking and included services. A general furnished label is not enough.
Can we always extend if needed?
Only when an extension is agreed and confirmed. Check the notice period, price and dependence on future availability.
